Our fee schedule is stated on page one of the agreement you sign, and it's stated here. If a number on this page and a number in your agreement ever disagree, the agreement's fee table is what controls.

We don't mark up maintenance invoices, and we don't take a cut of the tenant's application fee beyond the cost of running the screening.
Saying this up front saves us both a meeting.
Deferred maintenance becomes a habitability problem, and habitability problems become legal problems that land on you. If there's no reserve for repairs, we're not the right manager — and honestly, no manager is.
We price off comparables. If your number is well above what the market supports and it isn't negotiable, we'll tell you rather than take the listing and let it sit.
Our criteria are written, disclosed and applied identically to every applicant. What we're permitted to consider is set by state and city law. We don't make exceptions in either direction.
The rates above are our standard published pricing for typical single-family and small multifamily rentals. Larger portfolios and unusual situations get a property-specific quote — and either way, the fee table in your signed agreement is what controls. Ask in the chat and we'll confirm your exact number.
Fees shown are current as of publication and may vary by property type, unit count, condition and location. Quoted figures are estimates until stated in an executed management agreement; the fee table in that agreement controls. Optional rent protection premiums are set and collected by a third-party insurance carrier, not by Modern Property Management.
