Rent is collected online and disbursed on a fixed date each month by ACH from a brokerage trust account, with an itemized statement in your owner portal.
We do, in a trust account, handled per Washington law and documented in the agreement. Deposit handling is one of the five items Washington requires the agreement to spell out, so it's in writing before you sign.
That's a large share of our owners. Everything runs through the portal and the phone, we can be your local point of contact, and we handle service members' properties regularly — including the ones that became rentals because orders came through.

No. No manager can promise you a tenant will pay, and we'd be skeptical of one who does it from their own balance sheet. What we can do is screen thoroughly, stay on top of the paperwork so nothing weakens your position, and help you place a rent default policy with a licensed carrier if you want your income insured.
